Portal shoppers comparing Laurens County towns tend to line up medians side by side and draw quick conclusions. As of mid-2026, Dexter's listing median sits near $227,000 while Dublin's is closer to $271,950, so the obvious read is that Dexter is the cheaper of the two. That read misses what a Dexter listing usually is.

In Dublin, a median-priced home is a house on a residential lot. In Dexter, a median-priced listing is almost always a house and the land it sits on, and the land is doing more work in the price than most buyers realize. Once you separate the two, the ranking flips, the days-on-market number starts to make sense, and the offer strategy changes.

The median is a bundle price

Zoom in on active Dexter inventory and the pattern is consistent. A recently renovated three-bed on 1.11 acres listed under $200,000. A four-bed new-build on 4.36 acres at the corner of Payne Road and Mark Wood Road pitched with a gated drive and no subdivision covenants. A cabin-style home on 4.97 acres with an in-ground pool. Even the "in town" homes off Horseshoe subdivision sit on parcels around an acre.

Now compare to the land-only market on the same roads. On Dewey Thomas Road, wooded homesites are trading in a band that helps back out the land component of a bundled sale.

Strip roughly $50,000 of dirt out of a $227,000 Dexter listing on three acres and the house itself is priced in the $170,000s. Do the same exercise on a Dublin listing and you are backing out a small residential lot worth a fraction of that. The Dexter buyer is paying less per square foot of house and considerably more per square foot of land, which is the trade the median obscures.

Countywide, the direction of travel is still up. Laurens County's median sale price hit $236,291 in May 2026, up 8.4% year over year, per Redfin's county tracker. That growth is real, but in Dexter it is running through parcels, not through subdivision lots.

Why 81 days on market is not slow here

Laurens County listings sit about 81 days on average before going under contract, based on MLS-fed data as of late July 2026. Compared to metro Georgia that reads slow. In Dexter it reads normal, and the reason is the same as above.

Homes bundled with acreage take longer to sell because the buyer pool is narrower, financing is more particular, and appraisals lean harder on limited comps. A conventional lender pricing a house on 4.36 acres in unincorporated Laurens County is not pulling ten neighborhood comps from last quarter. They are pulling three or four, some of them miles away, and adjusting. That takes time, and it is why the DOM figure should not scare a seller who has priced honestly or a buyer who is worried the market has stalled. It has not stalled. The transactions are just heavier.

Where the price bands actually cluster

Dexter is not one market. There are four distinct pockets, and they price differently.

  • Around Green Acres Golf & Rec Club. Founded in 1968 on the outskirts of Dexter and Rentz, the semi-private course runs 6,339 to 6,454 yards with a 71.1 USGA rating. New construction has been quietly filling in the surrounding Green Acres subdivision, typically on lots around 1.2 acres with craftsman-style plans. This is the closest thing Dexter has to a conventional suburban comp set, and appraisals here behave more predictably than out on unrestricted acreage.
  • Horseshoe subdivision and similar 1-acre neighborhoods. Updated three-beds on roughly an acre, often with a flex room or bonus space. These are the listings that read most like a Dublin comp, and they are the ones where Dexter's price advantage is easiest to see without adjustments.
  • Unrestricted acreage off Payne, Mark Wood, and Scotland Roads. No HOA, no subdivision rules, gated drives, room for outbuildings and animals. Prices step up quickly with acreage and improvements. The tradeoff is comp scarcity and, for financed buyers, more lender friction.
  • Land-only tracts on Dewey Thomas Road and the Mayberry tracts near Scotland Road. Wooded homesites from three to over thirty acres, most timbered in planted pine, some with creek frontage. These are the parcels buyers pair with a build loan rather than a purchase mortgage.

The addresses matter because the West Laurens attendance zone runs through all of them. West Laurens High School sits at 3692 Highway 257 in Dexter, and Southwest Laurens Elementary is on GA-117 in Rentz. That geography is one reason inventory on either side of the Dexter/Rentz line trades as one market rather than two.

The transaction friction most buyers hit late

The bundle nature of Dexter listings creates predictable snags at contract stage. A few worth flagging before you write an offer, not after.

  • Well and septic instead of municipal utilities. Most parcels outside the town center rely on private well and septic. Lenders will want a recent septic inspection and, on some loan types, a water potability test. Neither is expensive, but scheduling both without slipping past your due diligence deadline takes coordination.
  • USDA eligibility is common but not automatic. Much of Dexter and the surrounding unincorporated blocks fall inside USDA Rural Development's eligible map, which opens up zero-down financing for qualifying buyers. Property condition standards under that program are stricter than conventional, and older manufactured homes or homes with deferred roof and system work often need repairs completed before closing.
  • Appraisal gaps on unique properties. A four-bedroom on five acres with a pool and a workshop is a fine home to own and a hard home to comp. When the appraisal comes in under contract price, the negotiation is not "should the seller reduce" but "which side absorbs the shortfall." Anticipate that conversation on any listing with acreage and outbuildings.
  • Unrestricted vs restricted parcels. "No HOA, no subdivision rules" is a selling point until you are the buyer next door to a new metal building. Read the deed and any recorded restrictions before you get emotionally attached.

How to read a Dexter listing before you tour

A quick pre-tour checklist that saves weekends.

  1. Check the acreage first, then the square footage. If the parcel is over an acre, price the land at roughly $10,000 to $15,000 per acre for cleared usable ground and back into the implied house price.
  2. Look for the words "unrestricted," "no HOA," or "subdivision." That single line changes what you can build, park, and raise on the property.
  3. Confirm the school zone by address, not by town name. Dexter, Rentz, and parts of Dudley all feed West Laurens, but boundaries move.
  4. Note distance to I-16. A parcel ten minutes north of the interstate commutes very differently to Macon or Savannah than one twenty-five minutes south of it. Southern Laurens County parcels often sit about ten miles south of I-16 and fifteen miles from downtown Dublin.
